The property has water rights for two springs, irrigation ditch, deep well and a septic system.  

The house has a 365' domestic water well with a static water level of approximately 265' which has always supplied ample amount of water for the large house.  The pump, pipe and electrical were replaced in 2005

The springs give a constant supply of fresh water for the ponds and livestock.  The owner has put in an extensive irrigation system which allows for continual movement of the water in the stock tank and the pump house that prevents freezing all winter.  

2.08 inches of scheduled water from the Farmer's High Line Canal and Reservoir Co. has been more than adequate to flood irrigate the pasture land all summer.

Both the ditch and spring water may be used to water the more than half acre of lawn, vegetable garden, flowers and trees.

The lawn also has an underground sprinkler system which is connected to the spring system. The stock tank above has a continual supply of fresh moving water for the livestock.  The ditches on the north and east sides of the property provide water for flood irrigation.
